Please
review the terms and conditions relating to this reservation.
Renter must be 21 To
Reserve and Check-in.
Our Agency, American Dream SSI, Inc. duly appointed as
representative, rents out the property mentioned here above for the specified
period and cost to the client, whose address appears in the Guest Information
box above.
Reservation
Terms: Please note that this reservation is not confirmed until you have
made a minimum payment of $200 toward your balance due.
We can process Visa, Master Card and American Express. Check or money order made out to:
American Dream. There is a $30 charge for all returned checks plus the cost of
collection. If you intend to send payment by check please mail to 130
Retreat Plaza, SSI, GA 31522.
All rentals
must have full payment to receive the lockbox code to your unit.
Cancellation
and Refunds: If your reservation is
canceled with less than 10 days prior to arrival you will
forfeit $200. If you cancel less than 10 days prior to
arrival there will be no refunds unless unit can be rented again for
the same terms/dates. All cancellations must have cancellation number to
be sure the process is complete.
Long
term rentals over 30 days must
have 1/2 of the first month’s rent paid two months prior to arrival. All
cancellations less than 60 days prior to arrival will forfeit their 1/2 month
fee if unit cannot be re-rented. If a long term winter guest departs
earlier than expected or cancels less than 60 days prior to arrival the entire
rental amount is due unless unit can be re-rented for same amount.
No refunds will be given for
early departures, inclement weather, eviction, mechanical malfunction, or
interruption of utilities. We will make every effort to ensure the necessary
repairs are made in an expedient manner.
Should
the owner of any property elect to remove their property from our rental
program, the guest shall not hold American Dream SSI, Inc. liable. In such an
instance, the guest will be relocated to comparable accommodations determined
by the rental agency. If comparable accommodations are not available, the guest
will receive a full refund.
Maximum Occupancy
Each
property has a specific maximum occupancy. Take note of the maximum number of
guests allowed in the homes and condos before making your reservation. This
policy is strictly enforced.
Check In and Check Out:
Check in time
is 4pm. Late arrivals are no
problem, as the units all have lockboxes on the door, and you go directly to
unit to access keys.
Check out time is 11:00 AM.
Late checkouts may be
arranged based upon availability. Place (1) key back into lockbox, leave other
keys inside the unit.
We ask that you complete the following items upon
check out:
* Remove all trash from unit
* Place all linen and towels in the laundry
area
* Load and start the dishwasher
* Place all furniture back in its original
place
* Leave one key in the unit and place other
key in the lock box
Please note if the items are
not complete it may result in an additional cleaning charge.
Pets: All units are not pet
friendly please ask if you are bringing a pet.
Pet owners will be charged an additional
cleaning fee if pets have been allowed on furniture, bedding and if there is
any interior damages caused from your pet. You must
be sure all pet hair has been cleaned up prior to departure to prevent these
additional fees. This fee will be a
minimum of $50.00. You must also pick up all feces from grounds,
keep your pet on a leash, and obey noise ordinances pertaining to barking
and all Glynn County Laws pertaining to pets.
Pets are not allowed in
non-pet friendly units if you violate this policy you will be charged a $300
fee and it may also result in eviction and loss of rental payments.
Smoking: All units are
non-smoking, if evidence of smoking is
found in the unit there will be a minimum of $300 charge this includes odor or
butts. This charge will be used for the extra cleaning of carpets, linen or
replacement of such items affected.
Home & Condo Equipment
All
homes and condos are privately owned and equipped for basic vacation needs. Bed
linens are provided along with towels. Kitchen utensils and a starter supply of soap are made
available for all rentals. You will need to bring or purchase additional
supplies.
Maintenance
problems in the home or condo will be handled in a timely and professional
manner. The rental rate will not be adjusted due to any malfunction of
equipment, which includes TV’s, VCR’s, DVD’s, air condition units, hot water
heaters, stoves, refrigerators, door locks, etc.
Gatherings
Our
properties are located in residential areas and are rented for personal
vacation use only. Parties and other large gatherings are not allowed.
Violators risk forfeiture of their deposit, rental fees, and eviction.
Additional Provisions
The
agent may enter the premises at any time in the event of emergency, but will
use its best efforts to give 24-hour notice for normal maintenance or sales
inspections.
Disclaimer
The Renter agrees that American
Dream SSI, Inc. shall not be liable to Renter, Renter’s guests, invitees or any
other person for any injury, loss or damage to any person or property on or
about the rental premises. Renter shall hold American Dream SSI, Inc. harmless
and indemnified from and against all loss or damage occasioned by use, misuses
or abuse of any part of or fixture on the premises, surrounding areas and from
or against any omission, neglect, or default of the Renter, his/her guests or
invitees. The Renter acknowledges that American Dream SSI, Inc. acting solely
in the capacity of Agent for the property owner, assumes no liability
thereunder.
Broker is acting on behalf of the unit owner. If
for any reason the unit referenced in this contract must change the
Broker will make every effort to relocate our guest to a like unit if available
or an upgrade if available. Broker can only be held responsible for
commission amount earned on this reservation.
